Initial Consultation & Project Budget – Whether you are looking to self build, extend or renovate and whether you have planning permission/building regs approval or not, it is vital that a meeting on site is the first port of call for every project. Here we can discuss where you are in terms of your building project, and whether you would like to use our planning and building regulations service to obtain planning permission and building regs approval, with the production of technical drawings for costing, or whether you have building regulations approval and require a quote for the construction of your project through our construction management service. Building Regulation drawings will provide us with the necessary information to formulate a construction specification and cost plan. We strongly advise when obtaining a construction cost from any party, they should only be derived from technical drawings produced by a structural engineer, any prices given from planning drawings or others can be used as a guideline but lack the necessary detail to form an accurate figure. If there are no detailed plans in place we will be more than happy to provide a summary budget which will provide an accurate approximation of total costs, before detailed plans are available.
Specification & Cost Plan - The first stage in creating the Cost Plan is to have a detailed specification in place. Using a document such as an NBS Domestic Specification we can compile the required sections for the project, these sections will be split into ‘specification’ and ‘work schedule’ where standards of construction and workmanship plus materials required will be set out and costed.
Construction Programme – A construction programme/timeline will be prepared in conjunction with the Cost Plan, detailing the duration of the specific build items throughout the project, the programme can also be used to illustrate the payments at each of the RIBA key stages.
Specialist Tradesmen & Suppliers – We use a small but diverse range of tradesmen and will only use previously instructed tradesmen meaning we are extremely confident in providing a high quality of work at each stage of the build. All tradesmen are fully insured and examples of their work can be seen on request.
Construction Management – This is the day to day running of the construction site and is the most important role of the business. Co-ordination of tradesmen and suppliers is key to the project being delivered on time and on budget. Tradesmen need the relevant notice and confirmation of start dates, while materials need to be ordered and delivered on specific dates in the correct areas of site to make sure the project operates correctly. This role also includes the collection of all labour and material invoices to ensure all payment are made within the specified time periods and to calculate the VAT on materials for self build clients. Informing building control and in the case of self builds the architect of progression is vital so stages can be approved and any necessary additional works can be programmed in without producing delays on site.
Progress Reporting – Feedback on progression of the project will be gained through weekly email updates and a monthly Progress Report. This report will keep clients informed of progressing in line with programme and budget. As part of the report we will provide a detailed review of the cost plan tracking any changes where necessary.
Need Planning & Build Regs Approval?
Pre-planning – If you are interested in gaining planning for self build or large extension project we will firstly meet on site and discuss the requirements of the building and initial planning & development guidelines, we will then organise and instruct the most suitable pre planning team of consultants including, architects, structural engineers, energy consultants etc. We will work with the client to produce a project design brief where client budget will be considered in relation to design, an application will be drawn up and submitted on clients approval of plans.
Post-planning – We will instruct a structural engineer to review the approved planning drawings, from these create a set of working drawings for submission to the councils building control department to gain building regulations approval so the construction process can start. We will work in conjunction with the structural engineer to produce the most cost efficient working drawings, this is sometimes overlooked by architects which can produce unnecessary construction costs for clients.
